Illinois REALTORS® is awesome and puts this information our every month. It usually takes a couple weeks into the following month to ensure accuracy, but that’s better than ensuring INaccuracy.
That said, my long-time followers know that I preach that real estate is local. National numbers mean very little to us. Think about it. Does your house compare to one in Beverly Hills? How bout one out in the country in Alabama?
I like to compare the numbers of Illinois as a whole and the Chicago Metro area to what we have going on in our neck of the woods. You’ll see skewed graphing because Will County has so many more sales, but my main business counties look like this in terms of homes sold from January 2020 to January 2021:
- Will +33.9%
- Grundy +35.3%
- Livingston +40%
You’ll see wildly differing values here, but my main business counties look like this in terms of median price from January 2020 to January 2021:
- Will +13.9%
- Grundy +0.5%
- Livingston +80%
